Elijah’s background as a licensed Washington home inspector gives him a level of knowledge and thoroughness that most sweeps don’t have. He understands how your chimney fits into your home’s overall systems, and he’ll give you an honest assessment — not a sales pitch.
Chimney Services
The NFPA recommends at least once a year. If you burn frequently or use softwoods, twice a year may be appropriate. If there’s less than 1/4 inch of buildup when we inspect, we’ll let you know and only charge the inspection fee.
Creosote is a dark, flammable residue that forms when wood burns and the byproducts condense on cooler flue surfaces. It ranges from a light, flaky deposit to a hard, tar-like glaze. All forms are combustible and can ignite inside your chimney, causing a chimney fire that can spread to your home’s structure.
Yes. Unused chimneys can still develop moisture damage, animal intrusions, and structural deterioration. An annual inspection is still recommended even if you don’t burn regularly.
Yes. A chimney cap keeps rain, animals, and debris out of your flue, and prevents sparks from escaping onto your roof. It’s one of the most cost-effective protective measures for your chimney.
Dryer Vents
At least once a year. If you do multiple loads per day or have a long vent run, every 6 months is better. Signs you need cleaning include longer drying times, a hot dryer exterior, or a burning smell.
Yes — it’s one of the most common causes of house fires. The U.S. Fire Administration reports approximately 2,900 dryer fires per year, with failure to clean the vent as the leading cause. Lint is highly flammable, and a restricted vent causes heat to build up in the duct.
Yes. We have equipment to handle roof-terminating vents and other non-standard configurations.
Exterior & Roof
Every 2–3 years is typical for most homes. Heavily shaded roofs may need more frequent attention. Annual moss treatment is the most effective approach for prevention.
Yes. Moss roots lift shingles and penetrate roofing materials, allowing water intrusion that leads to rot, mold, and structural damage. It also retains moisture against the roof surface, accelerating deterioration. Regular cleaning can add years to the life of your roof.
At least twice a year — once in late spring and once in late fall after leaves have dropped. Homes with overhanging trees may need more frequent cleaning.
Pricing & Scheduling
Chimney sweeps start at $210 for a standard single-flue sweep. Pricing varies based on chimney height, number of flues, and level of buildup. Contact us for a specific quote.
If there’s less than 1/4 inch of buildup, we’ll let you know before proceeding. You can choose to skip the sweep and only pay the inspection fee — we won’t pressure you into a service you don’t need.
We accept cash, check, and credit cards. There is a transaction fee for using credit cards. Payment is due at time of service.
We typically have availability within a few days. During peak season (fall and early winter), scheduling a week or two in advance is recommended.
