Chimney waterproofing is one of the most cost-effective preventive maintenance steps a homeowner can take — particularly in the Pacific Northwest, where chimneys are exposed to significant rainfall and freeze-thaw cycling. Here's what waterproofing does, when it's needed, and what products actually work.

Why Masonry Chimneys Need Waterproofing

Brick and mortar are porous materials. They absorb water — and in a climate like Southwest Washington's, they absorb a lot of it. When that water freezes, it expands. This freeze-thaw cycling physically breaks down the masonry over time, causing spalling bricks, crumbling mortar joints, and eventually structural deterioration — the kind of moisture damage that shortens chimney life.

Water also causes rust in metal components (dampers, fireplace boxes, lintels), deteriorates the mortar joints inside the firebox, and can cause efflorescence — the white salt deposits that appear on the exterior of wet masonry.

What Waterproofing Does (and Doesn't Do)

A chimney waterproofing sealant penetrates the masonry and creates a barrier that prevents liquid water from entering while allowing water vapor to escape. This "breathability" is critical — a sealant that traps moisture inside the masonry makes the problem worse, not better.

Waterproofing is a preventive treatment. It slows deterioration and extends the life of the masonry. It is not a repair — it won't fix existing cracks, spalling, or deteriorated mortar joints. Those need to be repaired first, then waterproofed.
